Getting prepped for this fall

corner of a luxury modern appartment

Fall is approaching fast and you are wondering where to start! Do you need a fresh palette of paint or maybe just some simple interior décor updates? In either case hiring a Design-Build General Contractor will help you achieve the most important updates for fall. Last year in Los Angeles County, fall seemed almost absent but this year is looking different already! We will give you some ideas to cozy up your living space for this fall.

Spruce Up the Fabric

Coming straight from summer, the interior coziness of your home might seem to be a little minimal. After all, “cozy” isn’t exactly a summer time word especially here in Los Angeles County. With temperatures dropping with the approach to fall you might start to find yourself indoors quite a bit more. With more time spent indoors it will be good to invest in items that add pleasure visually within every room of your home. I would start with throws for couches in the most used living spaces. You may have some ones from last year that just need to brushed off and washed or you may get a little excited and want to go for brand new ones! Be sure to go with colors that will contrast nicely with your couch. Next up its time to compliment that lovely new throw with updated pillows. Don’t be afraid to mix up shapes and colors with pillow designs either, they can really turn an area into an attractive living space.

Don’t Forget About the Rugs

With the summer weather slowly drifting away, the one thing you don’t look forward too is cold feet. We all know how cold that first step on tile or hardwood floor can be after waking up. This is your chance to set up beautiful rugs that will not only add style to your home but add depth as well. Finding the right pattern or even layering your rugs will help you accomplish adding style and appear more spacious.

Nights On the Patio

Evenings in the fall are your chance to really make the most of your patio. So why not give it an update?! Contacting a Design-Build General Contractor will help you build the ultimate space you’re looking forward to spending time in this coming fall. They can help you with designs and color matching ideas with materials and textures. Installing a new outdoor cooktop in the patio area could be the perfect attraction to bring together friends and family for a perfect evening. Your Los Angeles County home could be the new talk of the town with the proper update!

Prep Up the Fireplace

It’s time to start removing those old cobwebs around the fireplace. Here in Los Angeles County the fireplace is essentially non-existent during the summer. This is your chance to give that outdated brick façade an update. Turn it into to something that is visually appealing even when not in use. So many homes in Los Angeles County are updating their fireplaces to natural stone looks in a natural tone which really brightens up the area into a beautiful living space. Before starting the project to prep your fireplace for the fall and winter, be sure to contact a Design-Build General Contractor who can schedule the proper professionals to check for any gas leaks and get it cleaned too. After this your fireplace is all set!

The Final Coat

Paint might be the final touch to prep your living space for the fall. Update the indoors with nice outside shades with warmer hues. With holiday stress right around the corner, this is the perfect opportunity to keep you relaxed during this time. Be sure to add some depth to home with accent walls as well!

The 4 MOST Important Updates to Sell Your Home

Modern australian home front at duskNow, whether it’s time to sell your home now or possibly sometime in the future, it’s important to keep your home up to date whatever the case. In Los Angeles County, it’s so often that we see houses being bought and sold. Moving could be a totally sudden thing, it could be your job that requires it or maybe just a sudden itch to get up and explore another city! If that is the case, then we will let you know which updates are most important to have done before putting up that “For Sale” sign. And always remember hiring a Design-Build General contractor will give a one stop shopping experience that gets everything done in one place. From minor interior updates to exterior improvements we will let you know which ones recoup the most.

Simple Bathroom Remodel

Now you may be thinking about going all out and doing that glamorous major bathroom remodel but relax take it easy and think about it. Typically, with bathroom remodels simple fixes get the job done. No need to reconfigure everything. Things to do in a minor bathroom remodel include: replacing the tub, flooring, replacing the toilet & sink, and updating the vanity & fixtures. Don’t forget about removing outdated wall coverings and painting the right color is so important to add drama to different elements in the bathroom. These minor fixes often see a 100% return. Hiring a Design-Build General Contractor will guide you through this process with a team of experienced people that will help you see the return you’re hoping for.

Think About the Landscaping

Many times landscaping goes overlooked. However, that should not be the case. Think about when people come to your home, what’s the first thing they will notice aside from the house itself? That’s right the landscaping! Landscaping often will see a 100% return but it’s no wonder why. Having a colorful yard is extremely eye-catching not only to home buyers but also so other residents in the area. I understand keeping a lush happy landscape in Los Angeles County may be a little difficult at times so there are other options apart from a live green lawn. Many homeowners are opting for astroturf which still gives you that beautiful green lawn without the utility cost. Be sure to remove shrubbery from entry ways as they often can be uninviting. Adding important elements like a beautiful walkway or a unique fountain can add value to your home as well!

Simple Bathroom Remodel

This update will be very similar to that of the minor bathroom update.  Minor kitchen remodels can cost anywhere from $15,000-$20,000, of which, you will most likely see the same in returns. If you don’t intend on changing the floor plan at all than this is the perfect option for you! Most of the time for kitchen updates small things matter most. Think about re-facing cabinets and drawers instead of installing brand new ones. Just this process can save you thousands. A new oven, cooktop & lighting fixtures can help out as well. Especially now the most popular lighting we see for kitchens is recessed lighting which gives the house a sleek thorough design. Replacing a countertop can fit under any budget depending on the material. Most houses over half a million dollars we would suggest stone countertops. They are a major selling point and very durable. You’ll find that in Los Angeles County you’ll hardly find a new updated kitchen without a stone countertop. Even ask your Design-Build General Contractor!

Exterior Updates

Exterior improvements to your house will tie in nicely with the landscaping. After all it’s the outside of the house that lures people in to even check out the inside. Get that fresh paint job done in a neutral tone that appeals to a broader group of home buyers. It’s best to go into a paint supply store to get a color card and sit with some colors a few days at a time to see which one works best. Back in the day before the 80’s some painters would use led based paints so be sure to get it tested before the painter starts to sand it down for a fresh coat. Another durable option that contractors are installing on houses now is fiber-cement board which is extremely resistant to the elements and has an extremely gratifying recoup cost. Contact a Design-Build General Contractor within the Los Angeles County area to check which exterior updates are most important.

5 STEPS to Your Kitchen Remodel

Modern open space luxury kitchen in black and white design

You’ve been thinking about that kitchen remodel but haven’t really dipped your feet in all the way because you don’t know where to start. Some people start out at an appliance store and others start on google looking at things that inspire them. And by no means are you even close to the start of your project! Some people will be stuck in this stage for quite some time before they even think about setting up consultations with designers and contractors. A sure way to expedite this process is to hire a Design-Build General Contractor. It’s much more convenient when you have everyone working under the same roof. We will explain all the steps that should be taken in order to remodel.

Plan for what you need

It’s often so, that in the beginning process of your kitchen remodel you think you need everything. That isn’t always the case. In your current kitchen, think about your most common tasks and what items you use the most. Kitchens are so particular to everyone’s specific lifestyle. Some people might need a double sink and others might need a single sink. In these types of situations its best to hire a Design-Build General Contractor that will help with ideas on certain necessities that are specific to your lifestyle. It’s always important to gather pictures of kitchens that really appeal to you, so that when you do speak with the Design-Build General Contractor they have some ideas to work off of.

Research and Plan

Now with any remodel performed it’s important as a customer to let your Design-Build General Contractor know exactly what you want done. You can’t just say, “I want to remodel my kitchen,” to a Design-Build General Contractor and expect them to know exactly what you want done. There are so many details that go into it. This process is called creating a scope of work. Your scope of work and your budget will come hand in hand. Depending on what your budget is, it will impact the type of work to be performed. Typically keeping the same layout for your kitchen will be a lot more budget friendly. It’s when you want to switch the layout around that it becomes more costly, which requires re-plumbing of pipes and re-wiring for electrical. Ultimately in Los Angeles County a majority of homeowners want to go with the full makeover and totally open up a wall to allow for a beautiful open floor plan.

Creating the Design

Now that you’ve found out exactly what your scope of work is, its time for the design phase! This is often a very fun part of remodels because you can see exactly what you can do with the space in your kitchen. Be sure to hire a professional for the design process to get the best ideas for your kitchen. A Design-Build General Contractor would be the best option because it’s a one stop shop for all of your remodel needs. They will help with spacial planning, floor plans, and even engineering if your scope of work requires it. In this part of the remodel professionals will tell you not to worry to much about materials yet just because you don’t know how much and what materials can go where with out plans and/or designs submitted for your kitchen.

Making it Come to Life

Now it’s time to think about materials! In this phase is where the pictures you’ve saved and looks that you’ve envisioned for your kitchen are discussed. This is where a Certified Interior Designer (CID) really comes into the picture to help with color coordination and material selections. This is what they specialize in, so it’s important to have a Design-Build General Contractor that has an in-house Certified Interior Designer. Los Angeles County really is known for these types of firms. Given that the client has given the CID some pictures as to what style they are looking for, CID’s can really turn a boring kitchen into dream kitchen. They will help decide on the best fixtures, appliances, cabinet hardware, etc. for your kitchen so it’s important to trust them.

Getting the Show on the Road

Well, the plans have been finalized, materials have been selected, and the permits have been pulled, what to do now? Oh yea time to start the beautiful transformation and let your Design-Build General Contractor do what they do best! Build dream homes for clients. Once the construction has started don’t ever hesitate to stay in communication with the contractor. It’s important to be updated during the whole project, because after all you want to be back in your home as soon as possible!

4 Important Outdoor Kitchen Tips!

iStock_000026997684_Double

It’s that time of the year and summer is right around the corner. It’s time for the back yard bbq’s! There’s only one thing, your outdoor kitchen isn’t perfectly set up yet. We have seen a pretty big increase in outdoor kitchens in newer homes, especially here in sunny Los Angeles. Start taking advantage of all the sun Los Angeles has to offer, it’s time to get out the design magazines and start thinking of ways to setup and design the outdoor kitchen you truly desire. Whether it’s a brand new construction of an outdoor kitchen or just a remodel of an existing one contacting a Design-Build General Contractor will help you get started with the process.

Sticking With Functional Zones

There is one thing that is certain about kitchens, it doesn’t matter if it’s an indoor kitchen or an outdoor kitchen the space needs to have its functional areas. The 4 main areas that need to work together to create efficient kitchen work flow are the prep area, the cooking area, the serving area and the cleaning area. The proper amount of distance between each of those areas is crucial to provide the most efficient outdoor kitchen. A common mistake for outdoor kitchens is not having enough counter space. Don’t forget to install a bar top as well for guests to hang out around the cook. It would be rude to exclude the cook from all the fun. Also, when thinking about where to put the refrigerator for those ice cold refreshments on hot sunny day in LOS ANGELES, remember to keep it out of the cooks functional zones.

It Doesn’t Just Stop at the Cooktop

In the event that you do decide to throw a get together it isn’t just the cooking that guests will be impressed with. You’ll need to think about lighting for when the sun sets. And when the sunsets the temperature drops also, maybe not drastically here in LOS ANGELES county, but an outdoor heater is never a bad idea. A Design-Build Contractor will help with placement of lighting and positioning of other great amenities like sound systems to keep your guests entertained throughout the day/night.

Weatherproof Your Kitchen

What good is your outdoor kitchen if it starts to fall apart after a year? In LOS ANGELES county we tend to see a lot more sun then we do clouds and rain. Hiring a Design-Build General Contractor will help you in deciding which materials are most durable and reasonable for outdoor kitchens. Stainless steel is one material that is extremely popular in outdoor kitchens due to its ability to withstand the elements. Another benefit to stainless steel is that it’s extremely sanitary and rust resistant. When installing decking make sure to seal it with a good sealant that is resistant to extreme heat a grease. Redwood is a popular wood to use in not only outdoor kitchens but in most outdoor projects. If you’re thinking about natural stone for a countertop be sure to sealant and be aware that some stone does need to be maintained better than others. But in any event it’s always best to avoid highly porous materials in any outdoor project.

Style it Like the Rest of the House

This one might be a no-brainer but in any new addition to your home it should always blend in with the existing structure. Make sure to use similar materials in both inside your home and outside. You wouldn’t want a contemporary design house with a Mediterranean style outdoor kitchen. It wouldn’t look well and may even prevent people from enjoying the gathering you just planned. If you are having trouble in this situation be sure to hire a Design-Build General Contractor to give you the best insight and what would be most suitable for your taste.
